What happens if there are breakages and damages caused to the apartment building?

We thoroughly screen every guest and ensure they meet set standards prior to us accepting their reservations. Guest payment is taken upfront inclusive of a $500 refundable bond to cover any incidentals and a form of identification must be presented and scanned on arrival. This mitigates the risk of any damages occurring to the property and gives you peace of mind.

 

How often can I use my apartment when I travel to Melbourne?

Any time you like depending on availability! Every owner is issued a personal log-in code to our reservations system from which they can view their property occupancy rates and the dates available. Just make sure you reserve well in advance! If you forget to reserve your apartment for specific dates or travel to Melbourne and it is occupied, the staff at WFM Group will do everything they can to assist you in your accommodation needs.

 

Where does WFM Group operate from?

We are 100% Australian owned and operated. The WFM Group have an office in the Flinders Wharf complex at 60 Siddeley Street Docklands Melbourne, where our team is based. This is close by to all other properties managed, allowing for easy access to all our guests during their stay.

 

How does the WFM Group differ from Real Estate Agents? 

Typically, a real estate agent leases properties for longer term periods (12+ months) and this does not give you the flexibility to stay in your property during that time period.  Furthermore, our current owners receive 30% more income on average than if your apartment was listed with a real estate agent.  This means effortless earning potential and greater returns on investment!

 

What are the best booking platforms for my property and how do I know they will attract the clientele I want?

Due to our central location and proximity to the CBD and the Melbourne Convention and Exhibition Centre, the WFM Group tailor accommodation services to corporate clientele, exhibitors and the 35-70+ generations who are seeking quality luxury accommodation during their travels.  As the old saying goes – LOCATION, LOCATION, LOCATION – For this reason we list on sites that are applicable to your apartment location.  It is well know that Booking.com has a corporate following, however, AirBnB and TripAdvisor are tailored to holiday makers.  With our  vast industry knowledge and expertise, we will discuss, advise and guide you on the best marketing strategies for your apartment when preparing your property for the short-term rental market.

 

Am I guaranteed monthly income?

No.  As with any industry Short-Term letting definitely has it’s busy and low periods.

From October to March we experience occupancy rates above 75%.  However during the winter months it is typical for the tourism industry to see a decline in number of visitors to any destination. We are invested in progressive research and in strategies to raise occupancy rates during the low seasons. Our staff members have current working knowledge of tourism industry trends and are specialised in understanding major source markets to best target. We are pro-active and innovative in our approach, always seeking out potential new markets.

How long will it take to prepare my property for the short-stay rental market?

After our initial meeting we can have your apartment ready for the short term market within the week.  The inital time frame however is depended on a lot of factors including owner availability, rental position etc.   Traditional guests do book up to 80 day in advance so the longer leeway we have the better your rental return in the first few months will be.

We do our very best to have your property furnished and correctly marketed and ready to go as soon as possible to place your property on the rental market and open to potential guests across the globe.  Once your property is live, you will then start receiving your return on investment!
